What Florida buyers most often underestimate. These are starting points for a conversation with a lender — not quotes, and not advice.
Down payment isn't always 20%
Conventional loans start at 3% down for qualified buyers, FHA at 3.5%, and VA and USDA at 0% where eligible. Under 20% down means mortgage insurance, which changes the monthly number more than most buyers expect.
Insurance is the Florida variable
Wind, flood and standard hazard coverage are quoted separately here, and a lender will escrow all of them. Get real quotes on any specific property before you finalize a budget — premiums vary block to block.
Closing costs, CDD and HOA
Budget for lender fees, title, survey, inspections and prepaid escrows on top of the down payment. Newer developments may also carry a CDD assessment on the tax bill, separate from HOA dues.
Get pre-approved before you look
Tampa Bay inventory in desirable neighborhoods moves quickly, and sellers here rarely engage with an offer that has no pre-approval attached. It also tells you the real number rather than an estimated one.
Florida's homestead exemption
A primary residence can qualify for a homestead exemption and the Save Our Homes assessment cap. The prior owner's tax bill is not what yours will be — check with the county property appraiser.
Flood zone drives the loan
A federally backed mortgage on a property in a high-risk zone requires flood insurance. Pull the FEMA map and the elevation certificate during due diligence, not after.
